It's also the only trade whose work has to stay alive to count as complete, so the establishment period matters as much as the install. A posted scope can be any part of this. The more of it the drawings settle up front, the closer the bids come back to each other.

  • Finish grading and soil preparation
  • Irrigation systems, controllers and backflow
  • Tree, shrub and groundcover planting
  • Sod, seed and hydroseed
  • Hardscape — pavers, walls and site walls
  • Site furnishings and the establishment maintenance period

What to check before you award

The plant warranty and how long it runs
A one-year warranty through a full growing season and a ninety-day warranty are very different commitments, and the difference shows up long after everyone has left the site.
Substitutions against the planting plan
Specified species and sizes are often unavailable by the time landscape gets installed. Agree the substitution process before the award, not by text message on the day of delivery.
Irrigation licensing and backflow
Irrigation is separately licensed in many states, and the backflow assembly needs certified testing. Neither is covered by a general landscape licence.

What makes a bid win this trade

Name your establishment period
Say what maintenance you carry, for how long, and what ends it. It's the part of a landscape bid an owner understands immediately.
Price the plan as drawn, then note substitutions
Bidding the specified sizes and listing proposed substitutions separately keeps you comparable to the other bids instead of looking cheap for the wrong reason.
Confirm the water source and controller
Irrigation bids assume a point of connection and a power source for the controller. Stating yours prevents the most common landscape scope gap.
